There are four earthen stock tanks that provide water to both stock and wildlife located on the property. There is a soil conservation lake on the property that is approximately 5 acres in size that could possibly be managed as a waterfowl hotspot during wet years. There are two concrete holding tanks on the east and west sides of the property that can be filled by a rural water line. From these tanks water can be gravity fed across the ranch to troughs to provide water for both stock and wildlife. You could also create guzzlers for quail at these locations pretty easily. Ivie Reservoir. The large covered area also provides plenty of covered parking in front of the lodge. The lodge is a 4 bedroom, 2 bath home with a large kitchen and living area. There are 2 HVAC units and 2 hot water heaters for each end of the lodge. Water to the lodge is supplied by a 15,000 gallon water collection system. The system has triple filtration and UV Max light. There is a 20/20 equipment barn as well. The county road frontage on the west side of the property has recently been high-fenced to protect the wildlife. The roads throughout the ranch are well maintained and provide good access throughout the ranch.
